Credit Report with score and SIN validation

Equifax Credit Bureau requires site inspection

On June 1st/2008 new Equifax Policy stipulates that all End Users (Landlords) must have a site inspection of their Office whether home based or not by a Certified Inspector, (generally a Realtor) to determine if the Office, meets the criteria that they have set out.

If you do not wish to have a site inspection you still have the option of obtaining a Trans Union Credit Report, no site inspection required yet for Trans Union.

Criteria for site Inspection

You must advise TVS via customerservice@tenantverification.com that you wish to have a site inspection.

Score

The score is a guide and is indicative in most instances of good pay habits or problematic pay habits. The score is generally known as the Empirica (Trans Union) or Beacon (Equifax) score, 600 is the standard score used by the Residential Rental Industry, the higher the score the less risk associated with the prospective tenant's credit worthiness.

Social Insurance Number

The Credit Bureaus advise if the SIN is valid and/or not valid. Often high risk tenants will give a false SIN or one that does not belong to them in hopes of derailing your tenant screening process and hopefully allowing them to slip through the tenant check cracks.

No credit history?

If there is no credit history on the tenant credit report, refer to Q # 8 in FAQ section on the website for reasons why the prospective tenant has no credit history.

You have a choice of either Trans Union or Equifax as the Credit Bureau to obtain your tenant credit check from, they are equally effective. Trans Union is automated and available to you 24/7 in less than 2 minutes; Equifax is only available during business hours and generally takes between 5-15 minutes to upload to your account.

Landlords can determine the truthfulness of their Prospective Tenants by comparing the information from the rental application to the information on the credit report. It should match.
