Two Types of Nation Wide Credit Reports
OPTION 1 - NO Site Inspection:
TVS Credit Decision Report $16.95
TVS gives you a summary report which includes verification of personal information from Lexis Nexis and makes a recommendation based on the Applicant's Credit Report from the Credit Bureau.
This report will verify Name, SSN, and DOB, current and previous addresses. It will list Public Records that include liens, collections, judgments and bankruptcies if there are any. It includes a check of the OFAC (terrorist list) which keeps landlords compliant with the Patriot Act, included is a fraud scan of the Applicant's personal information to determine if same has been used in reported fraudulent activity.
OPTION 2 - WITH Site Inspection
Full Credit Report $16.95
Site Inspection takes 3-5 business days and is an annual Site Inspection that costs $54.00 if your Office is in your residence. If Office is a business then it is a one time Site Inspection.
A Realtor from your area who has been certified by Trend Sources, a Company that does the site inspections for Tenant Screening Services like TVS will do the site inspection.
Criteria that all Offices whether Home Office or not must meet to pass the Site Inspection. Please ensure that your Office meets this criterion.
The Full Credit Report displays Credit Grantor Accounts that include amount owed and payment patterns, it shows who made enquiries and validates the identity of the Prospective Tenant. It also includes a check of the OFAC and fraud scan as noted above.
All Resellers of Consumer Credit Information like TVS must conduct a Site Inspection on End User's residence or place of business. (End User = Landlord)
Note: With Option 1 you obtain all previous addresses that are available via Lexis Nexis, which is a good indicator where the Prospective Tenant came from and how often he/she has moved. If Prospective Tenant has stated that, "have been at current address for five years or in state for five years", and previous addresses show otherwise then your tenant credit report will show that there is likely deception involved in rent application.
