OPTION 1 - TVS Account with NO Site Inspection

Physical Site Inspections are only required if you wish to have access to a Full Credit Report with all credit account details.

A Physical Site Inspection means that a certified inspector will inspect the office from which you conduct your tenant screening, home or business.

The Physical Site Inspection is required by all 3 major credit bureaus. The reason for the inspection is to ensure confidentiality & safety of Personal information as it relates to your Applicants & Tenants. All End Users of Consumer information in the Tenant Screening, Employment Screening and the Mortgage Industry must comply with these rules.

By choosing this option, you are signing up for an account with TVS and you do NOT wish to have a Physical Site Inspection completed. This means that once your TVS account is activated, you will only have access to a TVS Credit Decision Report and not a Full Credit Report.

95% of our Clients choose this option. You still have access to a National Criminal Record Search and a State Wide Eviction Search. These are not affected by a Physical Site Inspection.

A TVS Credit Decision Report will include the following:

• verification of name, SSN and Date of Birth

• current and previous addresses associated with you prospective tenant

• Public Records, this can include bankruptcies, liens, judgments and collections

• check of the OFAC (terrorist list)

• fraud scan of the prospective tenant's personal information to determine if it has been used in a reported fraud

• letter grade rating based on their FICO (credit) score

Please note that the verification information comes from Lexis Nexis where TVS also obtains the Criminal & Eviction Reports.
