OPTION 1 - NO Site Inspection (explanation)
TVS Credit Decision Report $16.95 
TVS gives you a summary report and makes a recommendation based on the Applicant’s Credit Report from the Credit Bureau.
This report will verify Name, SSN, and DOB, current and previous addresses. It will give you a FICO score range; list Public Records that include liens, collections, judgments and bankruptcies if there are any. It includes a check of the OFAC, (terrorist list) included is a fraud scan of the Applicant’s personal information to determine if same has been used in a reported fraud.

OPTION 2 - WITH Site Inspection (explanation)
Full Credit Report $16.95
Site Inspection takes 3-5 business days and is an annual Site Inspection that costs $54.00 if your Office is in your residence. If Office is a business then it is a one time Site Inspection.
A Realtor from your area who has been certified by TrendSource Business Verification Inc., a company that does the site inspections for most tenant screening services will do the site inspection.
Criteria that all Offices whether Home Office or not must meet to pass the Site Inspection. Please ensure that your Office meets this criteria. |

National Criminal Record Search $16.95
Check to see if your Applicant has a criminal record or registered as a sex offender. Click on the drop down menu of the Criminal Record Check page to see what information is available in your State.

Check to see if your Applicant has been previously evicted. State of residence is searched. Washington DC is not available.

Deterrent form advises of consequences for late rent payments and unpaid rent. Pay habits are reported to TVS. Minimizes risk! Incentive form is a Certificate of Satisfactory Tenancy which tenant receives at the end of tenancy.

Tenant Credit Checks have become more difficult for Small Landlords to obtain. The Federal Trade Commission mandated the Major Credit Bureaus to take drastic measures to ensure that Consumer Privacy is protected. This was as a result of several large databases being hacked by Identity Thieves which resulted in Consumer information being misused for fraudulent purposes.
As a result all Tenant Screening Companies and all Resellers of Consumer information must conduct a physical site inspection on each landlord that wishes to obtain a Consumer Credit Report. If you are operating from your residence then it is an annual site inspection.
TVS gives Landlords an alternative and makes the registration process easy:
TVS must act as the screening agent; rate the applicant's Consumer Report and furnish the landlord with a TVS credit decision report that includes the Fico score.
This report also contains valuable information from Lexis Nexis that identifies the prospective tenant.
It verifies the name, date of birth, SSN, current address and lists all previous addresses.
