The applicant's Social Insurance Number is validated on the
reports that TVS obtains for you, so if the number shown on your rental application is not
valid, you will know. Fraudsters often provide false information that includes the wrong date of birth
and misspelling of their last name. The SIN will generally pull up a file even though false

TVS obtains a full credit report for site inspected members that includes a current and previous address where reported, current & previous employer where reported, liens, collections, civil judgments and bankruptcies. It includes Credit Grantor information which shows account pay habits. The credit score associated with the credit report is an indicator of a good OR problematic credit history.
A Summary Credit Report is obtained for non-site inspected members that identifies the applicant, provides a credit score based on the credit account activity and gives a recommendation. 95% of TVS members use this report. This tenant check determines credit worthiness the same as a full credit report.
TVS also recommends that you record & report the pay habits of your high & low risk tenants. TVS members can join The Landlord Credit Bureau at no cost and report rent payments free of charge.
